Before you hire
How pricing works
Six questions we answer before anyone asks for a deposit.
What decides the price
Roof size in squares, pitch, layers to tear off, the deck's condition, the shingle, flashing and vents, access, the permit and the season. Rotted decking is found after tear-off, so it is priced per sheet in writing.
What the estimate includes, and what it doesn't
Tear-off and disposal, underlayment, drip edge, starter, shingles, ridge caps, flashing, vents, permit, cleanup and the workmanship warranty. It doesn't include decking beyond the allowance, rafter or fascia rot, chimney masonry, gutters or interior repairs from old leaks.
What happens at the visit
Rufus walks the yard, goes up or flies a drone, checks the attic, measures, photographs and shows you the photos before he explains repair or replace. The written options follow.
After hours
A leak call at night or on a weekend adds a trip charge. We say what it is on the phone before the truck leaves, and the tarp is priced by roof size on its own line.
When you get the number
After the visit, in writing, with every line shown. You don't get a number over the phone for a roof we haven't measured.
How and when you pay
Your estimate says what is due and when. Ask about any deposit before you sign, and ask for financing terms in writing: the rate, the term and the lender.
A sample written estimate
One FORTIFIED re-roof, line by line
A house with 30 squares of roof, one layer off, plain hip roof. These are the lines a written estimate carries, each with its own amount for your roof.
FORTIFIED re-roof, 30 squares
Asphalt architectural shingles, sound decking, one layer to remove.
- Tear-off and haul-away
- Sealed deck and ring-shank nailing
- Underlayment, drip edge and starter
- Architectural shingles and ridge caps
- Flashing, vents and pipe boots
- Crew labor to install
- Permit and fees
- Evaluator's visits and certificate
Example lines only. Decking found rotted after tear-off is billed per sheet at the price written in your estimate, and only for the sheets replaced.
